What Genesis Estate is

Genesis Estate, operated by Genesis Events and Media Group, is an online marketplace where owners, brokers and builders list property for sale or rent and people looking for property can find and contact them. Unless a listing says Genesis is the agent, we are not a party to any sale or rental agreement made between users.

Your account

• You must be 18 or older and give accurate details. One person, one account.
• Keep access to your email or mobile secure. You are responsible for activity on your account.

Listing a property

• You may list only property you own or are authorised to sell or rent. We may ask for proof before or after a listing goes live.
• Brokers must be registered agents under MahaRERA (or the authority for the property's state) and show their registration on request. Projects that must be registered under RERA must show their registration number.
• Listings must follow our listing policy: accurate price, area and photos of the actual property, and no discriminatory tenant preferences beyond those the law allows.
• Every listing is reviewed before it goes live. We may edit formatting, ask for changes, decline or remove a listing, and suspend accounts that break these terms.
• You keep ownership of your photos and text and give us a licence to display, resize and promote them on Genesis Estate and Genesis Media channels while the listing is live.
• Listings stay live for 60 days and can be renewed.

Enquiries and contact details

• Contact details you receive through an enquiry may be used only for that property. Do not add people to marketing lists or share their details.
• Never ask for or pay a token, deposit or fee before visiting a property and checking its documents. Genesis Estate never asks for payment to arrange a visit.

Verified and RERA marks

A verified mark means our team checked documents the lister provided at that time. It is not a title search, a valuation or a guarantee. Always do your own due diligence and take independent legal advice before paying any money or signing any agreement.

Fees

Searching, enquiring and basic listing are free. Paid services (such as featured placement, professional photography or broker plans) will show their price and terms before you pay.

Acceptable use

Don't scrape the site, post false or duplicate listings, impersonate anyone, send spam, or try to get around our security or rate limits.

Liability

We provide the site as it is and work to keep it accurate and available, but we can't guarantee listings are complete or error-free. To the extent the law allows, we are not liable for losses arising from transactions between users. Nothing in these terms limits rights you have under consumer protection law.

Complaints and grievance officer

Report a listing from its page, or write to hello@genesismedia.co. Under the Information Technology Rules, our grievance officer acknowledges complaints within 24 hours and resolves them within 15 days.

Governing law

These terms are governed by the laws of India. Courts in Navi Mumbai, Maharashtra have jurisdiction.
